Have you ever considered a Home Warranty? You get Homeowner's Insurance. What about the the items not covered by you Homeowner's policy?
A Home Warranty is an affordable, renewable service contract that covers the repair or replacement of many major systems and appliances.
When something breaks, just call the 800 number to make a claim and pay the Trade Service Call Fee usually about $60 and the Home Warranty Company either repairs or replaces the faulty item.
The Home Warranty Company has approved and independently contractors that will come out and perform the work.
Most Home Warranties cost between $400 and $600. As a Buyer, you can always ask for the Seller to provide a Home Warranty at the Closing.
Few things are worse than a sleepless night spent worrying about what will break in your home and how you will pay to repair or replace it. A Home Warranty will help reduce the costs of covered repairs by an approved and independently insured contractor.

Who Moved My Cheese?
I was cleaning up my home office today. Trying to make it a more comfortable place to work. One of the biggest chores that I have been putting off for some time is organizing the bookshelves. Things have just started accumulating on top of other things and who knows what knowledge is in all that mess? While organizing I found my copy of Who Moved My Cheese by Spencer Johnson M.D. I started to remember the characters in the story - The mice, Sniff and Scurry and the Littlepeople, Hem and Haw. Four little characters who ran through a maze everyday looking for cheese.
Remembering the story made me think about the status of our economy today and how people react to all the negative news that constantly bombards us. The stock market. The housing market. The government spending tax payers money as if it grows on trees.
With the power of the Internet the markets can radically change in a matter of seconds and then change again. Monday the Futures market took a nose dive and then today the Fed lowered interest rates another .5% and the Futures market shot way up.
There are people reacting just like the mice and the littlepeople in the story. Most are just sitting down wondering what happened to the cheese that had been there for so long. And then there are those, like the mice, who see the changes coming and keep looking for more cheese.
It just breaks my heart to watch the American public, who has been so spoiled for so long, just worry that the sky is falling and there is nothing we can do about it. Here we are -the richest nation in the world- living on so much credit, having everything so mortgaged that one accident or job loss and we can't even make the house payment for 3 months much less 6.
We need to teach the masses to get out of debt and stay out of debt. Close those credit card accounts and not open anymore. We need to realize that if we were to just take our lunch to work everyday how much money we would have to pay down our debt. Not to mention how much healthier we would become.
We have to accept the fact that Change Happens and Change is going to happen. In this new era of technology change happens before we even realize it. We need to be ready to adapt to the change. We need to get ready for the cheese to move and then "move with the cheese."
One way to get out of debt is to pay down our mortgage. There is a company called United First Financial that has a financial analysis software program designed to help homeowners' pay off their mortgage in as little as 1/3 to 1/2 the time. Just imagine how much freedom you would have if you paid off your home 10 to 20 years sooner.
